The cleanout at the base
Every flue in a masonry chimney needs a cleanout opening no more than 6 inches from its base, under section R1003.17 of the Florida residential code. It lets debris come out without taking the flue apart.
Our team makes sure the cleanout door is there, closes tight and is not blocked, and they note any debris or water at the base of the flue. A missing or rusted door is a small repair, priced before it is done.
Factory-built fireplaces and their labels
A factory-built fireplace is a tested, listed unit. Section R1004.1 of the Florida residential code requires it to be listed and labeled and installed according to its listing, and the listing standard is UL 127.
Our specialists look for the label, identify the model where they can and check the firebox panels, the doors and screens, the air openings and the connection to the chimney. Replacement parts and changes must fit that listing, and we tell you if anything does not.
Getting ready for the visit
Let the fireplace cool completely, clear the hearth and the area in front of it, and make the attic hatch reachable if the chimney passes through the attic.
Tell us about pets, gates and anything you have noticed, such as stains, odors or noises. Our team brings the ladders and handles the roof, so you never need to climb. If the chimney has a history, such as earlier repairs, a past leak or notes from another inspector, have it handy.
The chimney cap and how it is mounted
The cap keeps rain, leaves and animals out of the flue. During the inspection our pros check that it is fastened securely, sized for the flue and free of rust, dents and clogged mesh.
One manufacturer's instructions keep multi-flue cap flanges at least an inch from the crown edge, so the anchors do not crack the concrete. Our specialists check the mounting as well as the condition, and a replacement cap is priced separately.
