The cleanout at the base
Every flue in a masonry chimney needs a cleanout opening no more than 6 inches from its base, under section R1003.17 of the Florida residential code. It lets debris come out without taking the flue apart.
Our team makes sure the cleanout door is there, closes tight and is not blocked, and they note any debris or water at the base of the flue. A missing or rusted door is a small repair, priced before it is done.
Decorative shrouds on metal chimneys
Some framed chases wear a decorative shroud at the top. Section R1005.2 of the Florida residential code allows a shroud there only when the shroud itself is listed and labeled for use with that particular chimney system.
Our specialists identify what is on top of your chimney during the inspection and explain what it means if a shroud is not listed for the system underneath, including the options for correcting it.
Carbon monoxide alarms and the fireplace
If a carbon monoxide alarm sounds, get everyone outside to fresh air and call 911 from outside. For prevention, the NFPA's heating safety tips advise installing and maintaining CO alarms in the home.
During the inspection our specialists check that the chimney is clear and drawing, and they can point out where alarms are missing near the fireplace and the bedrooms. A flue partly blocked by a nest or debris, or a chimney that draws poorly, is fixed before the fireplace is used again, and the estimate explains how.
Water repellents and painted chimneys
Some chimneys have been painted or sealed over the years. Brick Industry Association Technical Note 6A prefers penetrating, vapor-permeable repellents on brick, discourages film-forming coatings and puts repairs first.
Our pros note any coating that is peeling, blistering or trapping water and explain whether repairs, a breathable repellent or neither makes sense for your chimney. A coating that blisters or peels can mean water is trapped behind it, which points to a leak worth tracing first.
