Finding the water before replacing the bricks

Bricks spall when water gets into them and something drives the face off, such as salts crystallizing inside the brick or a mortar that will not let the masonry dry. Replacing the damaged bricks without finding that water leaves the new units exposed to the same conditions.

The Brick Industry Association advises investigating moisture sources before repairs. On a chimney we look at the crown or cap, the flashing, the joints, any coating and the way water runs off the roof around it.

The estimate names the water path we find alongside the brick replacement, so the repair fixes the cause as well as the result.

A water repellent does not replace a damaged brick

The Brick Industry Association rates a water repellent as rarely effective here and advises against using one as a substitute for cutting out brick whose face has spalled or cracked through. A repellent cannot put back material that is gone.

BIA also advises waiting several months after repairs are finished and inspected before deciding whether a repellent is needed, because the repairs themselves often solve the moisture problem.

We follow that order. Physical repairs come first, and any treatment is a separate, later decision that we will discuss honestly if you ask.

Preparing the opening for a new brick

Once the old brick and its mortar are out, the opening has to be cleaned of dust and loose material so the new mortar can bond. Where the brick belongs to an outer wythe with a cavity behind it, BIA warns against letting debris drop into that cavity, because it blocks the drainage.

A clean, sound opening is what lets the new brick become part of the chimney instead of a plug sitting in a hole.

When a partial rebuild makes more sense

Selected brick replacement suits a chimney with isolated failed units. When failed bricks are widespread, or the section above the roof has loosened as a whole, replacing units one at a time can cost more and last less than rebuilding the affected section.

The Brick Industry Association lists widespread spalled brick among the conditions that can indicate a structural problem. If your chimney is at that point, we say so and explain the rebuild option alongside the repair, so you can compare them honestly.
