Water repellents and waterproof coatings are different products

Open mortar joints are repaired before treatment
Water usually enters brickwork at the joints, where mortar has shrunk, cracked or washed out. A clear repellent does not fill those gaps. Both the Brick Industry Association and repellent labels call for repointing loose or missing mortar before application.
Fresh mortar also needs time. One chimney repellent label and the BIA guidance both call for at least 72 hours of cure before treatment goes over repointed joints. Our team builds that wait into the schedule, so you know from the start whether the job is one visit or two.
Why the product has to breathe
Brick always holds some soluble salts from its mortar and its surroundings. When a coating stops vapor from leaving, those salts can collect and crystallize just behind the treated layer. The Brick Industry Association explains that the crystals grow and can spall the brick face.
For that reason BIA recommends breathable coatings, with a water vapor permeability of 0.98 perm or higher when tested to ASTM E96. Our pros use products that meet that kind of standard on chimney faces, so moisture inside can still dry out.
Protecting glass, roofing and plants
The chemicals in masonry coatings are strong. The Brick Industry Association warns that they can etch glass, damage paint and kill vegetation, and calls for protecting nearby surfaces from overspray.
