Preparing joints to take new mortar
New mortar bonds poorly to dusty, dry joints. The National Park Service wants the joint surfaces moist but free of standing water at the moment the mortar is packed in.
Debris is cleared out first, and thin slivers of old mortar left on the brick edges are removed so the new mortar grips the brick directly. Too much water is its own problem, because a puddle in the joint thins the new mortar at the face, so the timing of the wetting matters.
Those preparation steps take time, and they are part of why a careful repair outlasts a quick one.
Filling deep joints in layers
A deep joint is not filled in one go. BIA calls for repair mortar to be placed in layers about a quarter inch thick, each one tooled once it is thumbprint hard.
Layering lets each layer firm up before the next goes on, which reduces shrinkage and helps the mortar compact into the joint. Tooling at the thumbprint stage presses the mortar against the brick edges and gives the joint its finished profile.

The crown above the repaired masonry
The crown is the chimney's roof. Florida's residential code wants it made of concrete, metal or stone, pitched so rain runs off, finished with a drip edge and separated from the flue liners by a caulked bond break.
A cracked or flat crown sends water straight into the courses below it, which is often where masonry damage starts. BIA also warns against feathering a cast crown thin at its edges.
We inspect the crown with every masonry job and price any crown work as a separate line.
Stepped-out courses near the top of the chimney
Many chimneys have one or two courses near the top that step out slightly. BIA explains that when a crown does not overhang, the last two courses can be corbeled out to form a drip, throwing water clear of the face below.
Florida's residential code limits each corbeled course to half the brick's height or a third of its bed depth, whichever is less.
When those courses are loose or cracked, we reset them to the original projection and check that the drip still works.
