The turndown and drip edge along the sides
The edges of a chase cover turn down over the outside of the chase. That skirt, finished with a drip edge, carries rain past the top of the siding so it falls clear instead of running into the joint. The manufacturer's manual we follow for one common system names the turndown and drip edge as part of the chase top.
A skirt that is too short, bent inward or pulled away from the chase leaves the joint open. We measure for a turndown that sits snugly on every side and fasten through the skirt, which keeps screw holes out of the flat surface that sheds the water.
The small gap left around the chimney pipe
The collar is meant to sit close to the chimney pipe without being fastened or sealed to it. The same installers manual calls for a gap of one eighth of an inch around the flue pipe and carries a fire-risk warning against caulking the pipe to the chase top collar.
That warning surprises homeowners who have seen tar or silicone packed around the pipe. We remove that kind of improvised sealing, leave the gap the instructions describe and rely on the storm collar above it to keep rain out. Following the instructions is safer than improvising at the top of a chimney.
Where the chase sits on the house
Factory-built fireplace instructions describe more than one way to enclose the chimney. The manual for one widely sold series shows a fireplace and chimney enclosed in an exterior chase, a chimney offset through an exterior wall into a chase, and a chase built on the roof.
The cover is the same kind of part in each case, but the water paths around it differ. A chase on the roof also depends on the flashing at its base, while a chase on an outside wall depends on the siding and on the junction where the roof meets it. We look at the arrangement on your home before quoting.
What to have ready for the chase inspection
A few details make the free inspection more useful. If you have the fireplace manual or know its make and model, keep it handy. Note where and when you have seen water or stains, and whether the chase cover has been patched or replaced before.
