A regular visit can catch small faults before they grow into repairs. The first step is a free inspection. Approve any work, including a repair it turns up, within 72 hours of the inspection and 10% comes off.

What a maintenance visit covers depends on the fireplace. On a gas unit, we clean and check the burner and log set, the pilot or ignition, the flame sensor, the glass and its gasket, and the vent. On a wood fireplace, we look over the firebox, damper, smoke chamber and flue, and sweep when the deposits call for it.

On an electric unit, the heater, controls and connections get the attention. Outside, the chimney top and the flashing get a look, and on a direct-vent gas unit we check that nests, plants or debris are not blocking the vent terminal. Book the visit ahead of the months you expect to use the fireplace, so a part that has to be ordered can arrive in time.

A fireplace left idle for months can collect dust, debris and insect nests, and the small burner and pilot openings on a gas unit are easy for spiders and insects to block. A unit that lit perfectly last year can struggle for that reason alone. Keep a note of anything you noticed the last time the fireplace ran, such as a slow start, a smell, soot on the glass or a noise from the fan.

Each visit ends with a written record listing what we checked, cleaned and adjusted, so the next visit starts where the last one ended. If we find something that needs repair, the estimate explains it along with its price, and you decide whether to go ahead.
